You're right. Because most of the reason Texas struggled for the last decade compared to the rest of the country was that it had grandfathered in significant, strong regulations of its mortgage market, which slowed growth for much of the decade but protected it somewhat from the bust. So over the period of a decade Texas wound up behind the national GDP trend, but for the last 2 years it was above it.

 

Regulations of the sort that require actual proof of income and require loan operators to actually verify income.

 

Things that if we tried to impose them at the national level would have you guys crying out "Regulation...the horror! Socialism!" Because that's the fun game now, to say that people aren't investing because of the horror of unnamed regulations.

I will definitely say this.

 

Now that Perry's in this race, the tone of the stuff I read has changed. I feel like a lot of people were confident that OBama could take out Romney or Bachmann or the field. I don't get the same feeling of confidence about Perry, there's much more of a doggedness in going after his record already.

Some of the most strict laws and regulations regarding Texas mortgages involve Combined Loan to Value (CLTV). This is a percentage number which signifies how much the home is worth versus how much money is owed on the home.
