QUOTE (He_Gawn @ Apr 5, 2013 -> 12:43 PM) As most are, but one guy doesn't make a class. Most scouts are down on 2014 from what I've seen. Theres alot of top talent and I think it will come out this summer. Okafor as a junior was better than Parker was as a senior. He's really impressive. There are several guards that I think will rocket up the charts. -

I am much higher on Okafor than I ever was on Vonleh. -
They should aim those nukes at Iran, do us all a favor.

QUOTE (whitesoxfan99 @ Apr 5, 2013 -> 12:22 PM) That isn't what I mean. I don't think he is referring to IU's 2013 class but the 2013 class as a whole (i.e. Wiggins, Parker, Randle, etc. is better than any class since 2007). Got it. It could be better, obviously we've said that a few years and they havent been all that impressive in college action overall IMO. I am actually more enthused with the next class. -

QUOTE (He_Gawn @ Apr 5, 2013 -> 12:21 PM) 99 has it right. Wiggins and Parker are two extremely talented players at the top. Throw in Randle, Gordon, Harrison's, and Vonleh... Dear god. As for Rocks earlier post, I'm glad you have it all figured out. Thanks for letting me know. Oh you are referring to the class overall, not what your program actually signed, got it. And you are welcome. -

QUOTE (whitesoxfan99 @ Apr 5, 2013 -> 12:17 PM) I believe he is referring to the 2013 class nationally being the best class nationally since 2007. That is actually entirely possible since none of the classes since then have been particularly strong. Simply not true though. By star avg its not, by McDAA its not. You may want to check out the 2008 and 2010 OSU recruiting classes. How soon we forget. 2011 OSU is right there at a 3.80 star avg with a McD AA on it. -

QUOTE (He_Gawn @ Apr 5, 2013 -> 12:13 PM) Also, the last player I'm worried about contributing in the bigten is Vonleh. This is the best class since 07 or earlier and he's one of the better ones. It sad the conference only had one MCDAA. HUH, one McAA this year, is that what you mean? And where do you get that this is the best class in the conference since then? Based on your view, or based on actual rankings? -

QUOTE (He_Gawn @ Apr 5, 2013 -> 12:10 PM) As stated earlier, I'm not on the Indiana staff so I do not know how the situation. Crean has been asked numerous times, replying that he's not stupid and there's a plan A,B, and C for this. Plan A is Zeller and Oladipo going pro while they elegantly ask Creek not to come back. -
Tickets are going for ultra cheap for this game, under 10 bucks to get in, under 20 for 100 level.

We have 40 on the market, around 30 have offers or are under contract in my target area. It's sick.

QUOTE (iamshack @ Apr 5, 2013 -> 11:49 AM) Yeah, we're looking at every option. I mean in the end, it is just a home...I do value homes and properties very highly in my spectrum of wants...I do feel like the right property seriously impacts your lifestyle, your family life, etc, which are directly linked to happiness...but at the end of the day, we could be happy together in my home for several years. This is the ONLY home I have found within a reasonable price range that I would rather live in than my own home...the other one I showed pictures of before, of the pool and backyard, that one was awesome too, but it needed a ton of work and the woman is being unreasonable about her asking price...this one, it is just in such pristine condition, and so in line with the design that I like...it is honestly perfect in my eyes...but we have to deal with the hand we are dealt here. Yeah, its hard. The good thing is you could be patient since you arent desperate. I've been priced out of a few in this hood (some went for 50-75k over asking) and patience has been the best virtue.

Did Mcgahee get this much love when his knee was reduced to jello? That was on a bigger stage that the elite eight. I guess I dont get it. I bet he would have rather snapped both legs than have every knee ligament torn out. -

QUOTE (He_Gawn @ Apr 5, 2013 -> 11:43 AM) As stated earlier. Zeller alone is a good frontcourt. Add in Vonleh, more frontcourt talent than anyone in the bigten. He's the perfect "athletic" compliment to a skilled finesse big playing alongside him. Perea was really hurt by not being able to play against the "cupcakes" earlier in the year this year. He will continue to get better. Fischer will be a good 5-10 minute guy. A lesser, more athletic Zeller. Of course we're talking about the bigten. Not exactly a hotbed of frontcourt talent. As state earlier, who is out if Zeller stays? Outside of that you have unproven guys who havent shown anything at the college level. Its good to be optimistic but those exact same things were said about these guys before this season and they didnt do jack s***. -
Shack, At the end of the day if you would be devastated by losing that house I would pull out every option to get it. I went over budget for my condo in the west loop and there isnt a day that I regret it.

QUOTE (bigruss22 @ Apr 5, 2013 -> 11:36 AM) Yea unfortunately Im not in any position to buy right at this moment, I still have 4 months on my lease and it would be tough to buy a place, pay this rent, plus buy the things the condo would need. I would love to do a renovation, but where I live (Rogers Park) those properties are like 10-20K less than the fully renovated places (for 2-3 br condos). There's occasionally a house that comes up for under $200k but needs major money put into it, and you wouldn't be able to recoup that money most likely. Yeah, plus new construction in Rogers is actually a very good value right now. Once you get close to the end of your lease the market may be saturated as well. Not bad timing at all.

QUOTE (iamshack @ Apr 5, 2013 -> 11:27 AM) You ever watch HGTV or DIY? There are a few shows where folks buy fixer-uppers and then renovate them...Property Brothers and House Hunters Renovation are some good ones...you should check them out. Addicted to them actually. Thats why I tried to keep my scope within the 90's builds because although it needs work, it USUALLY doesnt have those horrible issues they run into. (fingers crossed) I like the bones and the space (2500 sq ft) with a two car garage and the location. I'm hoping that a decent reno with some more over the next 5 years makes it into that premium property.

QUOTE (farmteam @ Apr 4, 2013 -> 11:00 AM) There was something oddly fun about sitting on the floor in the corner of Blockbuster with 6 movies at in front of you trying to figure out which one or two you were going to rent. The one madison st was my favorite place after a night time dog walk since you could bring your dog in there. It also helps in browsing movies you've never heard of before but may be great (found many this way). When it close I was legitimately depressed. There is just something about going there and picking up a dvd.

QUOTE (iamshack @ Apr 5, 2013 -> 11:20 AM) Depends on the finishes you choose, how many problems they run into when doing the renovations, etc. If I know you, you aren't going to settle for some mid-line finishes, and so if you want to redo the kitchen, master bath, and basement, you'll probably need at least $75k-100k... Good guess :-) Yeah, the basement just needs to be re-done, adding a wet bar and whatnot, I am going to make it into a media room. The kitchen needs a complete rehaul and the master is mostly cosmetic. However like you said I want to elevate the quality because I'd like to sell it for a very high amount eventually. The location is just awesome. I am just out of my target area in the west loop but in a walkable, safe, quiet area.

QUOTE (bigruss22 @ Apr 5, 2013 -> 11:20 AM) I've actually been looking around lately. It seems kinda crazy since Im just coming up on a year out of school in May, but I've saved well and the area I live in is dirt cheap for condo prices. I've just been using Redfin to keep track of listings and one popped up last week that looked great that was a 4th floor penthouse that had a private rooftop deck and elevator (which is almost non-existant in my area). For a 3br, new construction it was only $150k but was missing some appliances (has all the hook ups but needs a W/D and Fridge). Within 1 week though it has a pending offer. Market times have been around the 2 week area for nice places. Within 24 hours the unit in my building had almost 5 offers right away. You need to be ready to go. Which sucks. I've changed gears and started looking at renos in good locations.

On top of this though, I am about to purchase a townhouse in little italy. However it needs a bunch of work, I am thinking about dropping 50-75k on renovations. Does that seem like a good number to anyone who knows the biz? I had a guy scope it out and he said I could get a new basement, master bath, kitchen and some touch ups around the place

QUOTE (iamshack @ Apr 4, 2013 -> 09:18 AM) Haha...so the listing agent for the home we offered on a few months ago sent an email to our agent yesterday afternoon... "Its at 525 BUT just had a phone call from Sellers secretary and she was told to tell me to tell anyone to 'present all offers' Sellers advisor was one that wanted it raised not the Seller. so If you can come back in where u were but they still will not pay any closing costs or appaisal can not be a contingency - Buyer to pay own closing costs" These jerks want us to come back in with basically the same offer but without it being contingent on the appraisal....idiots...should have just accepted our original offer for list in the first place... I had an offer on a place that I thought I was about to close and all of a sudden they took the place off the market because the guy got caught cheating on his wife and now the sale is going through court.

QUOTE (whitesoxfan99 @ Apr 5, 2013 -> 10:01 AM) Zeller alone is a damn good frontcourt in modern NCAA basketball but if he leaves IU should be happy if they get decent play out of the front court. Based on his ranking alone I would expect Vonleh to be at least solid for IU next year. Perea got very limited minutes this year but was horrendous when he was on the floor so he needs to make a jump to even be serviceable. I know nothing about Fischer but big men with his ranking are rarely more than serviceable as freshman. He almost has to leave per their plans. Right now they are over their limit. Oladipo and Zeller go pro, and then I assume Creek "voluntarily" goes off scholarship. -

QUOTE (He_Gawn @ Apr 5, 2013 -> 09:10 AM) It trailed off because Zeller staying would be very, very good for Fischer. A frontline of Zeller, Vonleh, Fischer, and Perea would be pretty nasty in the B1G. Since Zeller needs to leave you have three kids with almost zero experience listed there. Usually not the recipe for "nasty." -
