Yeah I mean we bought for location, schools, and the fact that it already had been added on and had a dug out basement (I am 6'1" and most of the basements in OP were about 5'9"). The rest you can add over the years. Cannot change the location.

WE've heard the same thing, we are trying to plan the reno during the summer so we can stay in Michigan. Otherwise not having an upstairs or floors on the first floor may kill us.

In my town siding has to go over the old wood siding, you cannot rip out the original unless its completely toast. Such a weird law.

I'm also digging out the rest of my basement as the previous owner only dug out some of it. My current garage is a real s*** show and I cut mold out of the ceiling on the regular but its gotta last another year or two. I also have to rip out all of the original wood floors next summer. All of the work done to our house over the years started in the 1800's and have been modified over the last hundred years. Talk about different eras of work, jeez. To me its all worth it eventually. Right now if I dont get a new bathroom upstairs I am going to lose my s***.

On another note, today continues the saga of fixing the "self remodeler" problems that we've been doing since we moved in. The guy two owners ago was an electrician and decided he was also a remodeler, a plumber, a mason etc. The electric is good but the rest is just lazy. I'm slowly fixing everything with a huge project next summer including ripping off the roof, adding a bathroom and closet and repurposing a closet into a bedroom as well as fixing all of the HVAC and finishes on the first floor. The plumber today who just began some of the work just laughs every time he finds something else. I feel like im on an episode of Holmes makes it right at times.

And agree with the other suggestions. Go with a couple established realtors (get a couple opinions to ensure the opinions have been vetted). Of course that value increase depends on what you are actually doing. If you add a bathroom to make a master suite or completely gut and expand a kitchen those are HUGE at adding value or improving negotiation position. Changing from hardwood to bamboo flooring or adding different countertops or something of that sort can be a wash.
