You can still get an FHA loan without either....my credit is solid, but by no means sterling. I also do not have massive income. And I did get 4.25% on a 30-year fixed. Those things certainly hold true on conventional loan products, however.

I'm a mile off the Strip and a mile from Downtown Vegas. I couldn't sniff a home anywhere near that quality for that price in any of those other cities. I looked fairly seriously at the SoCal offer, and anything decent was at least $400-500k. In Portland, you're looking at $300-400k. In Seattle, the same. In SF, probably $500-600k. So I definitely understand your predicament. You will always be able to find something and make due though. And your earning potential in places like SF and Seattle are almost unlimited...more importantly, your potential to find a career you would never find in most other places is far greater.

I think the Bears have a very good shot of getting the wildcard at this point. It is in their hands, they need to play solid defense like they have been, and keep feeding the forte beast on offense. I'd much rather have Bennett in there then Sanzenbacher though...Sanzenbacher is nothing special...he just happens to be on a WR core that has nothing special on it either.

If Dallas wins next week, they would go to 4-3 and have an edge over the Bears via conference record. The NFC East is going to get really interesting down the stretch. The Cowboys are one of the better teams in the NFL and in my opinion, they're going to start to really show it. The Eagles are also better than their record, and will probably start putting a winning streak together. The Giants are sort of an enigma in my opinion, and the Redskins are not quite good enough. We need , IMO, Dallas to start kicking ass and let the rest of them beat up on eachother. I personally think Atlanta and Tampa are average teams and Detroit will win 9 games.
