Underwater refinancing?
QUOTE (Y2HH @ Oct 25, 2011 -> 09:08 AM) That's not enough to refinance, after fees and closing costs up front. They say the refi has to take off at LEAST 1 full % to matter. It can also be a pain to refi, for example I'm currently at 5.25%, and there are a lot of headaches involved in doing it, not to mention fees, closing costs, etc. Add to that, you're re-extending your mortgage to 30 years again, which sucks...even if it saves you money over that span of time. the problem with saving 30k over the span of 30 years is...well, that'll probably end up not being much considering inflation. yeah, that's kinda what i was thinking. if this is gonna cost me 3-4k in cash to refinance, and I end up saving 100 bucks a month, that's not really worth it over 30 years. And I dunno that we've hit the absolute bottom on interest rates yet. A year and half ago I was hearing that 5% was about as low as banks would go. well now they're at 4...

Underwater refinancing?
QUOTE (Y2HH @ Oct 25, 2011 -> 08:27 AM) I just don't know how much less, and the problem is, I don't want to spend a few hundred dollars getting it reassessed for no reason. A year and a half ago I bought a house that was appraised for about 30-40k more than what I paid and I got a good interest rate (5%). I dunno if it's worth looking into refinancing or not.

Montana? edit: though i suppose their politics might be too bi-partisan for me. I dunno, haven't really looked into it. Just about any other state than Illinois would be better though

QUOTE (Milkman delivers @ Oct 23, 2011 -> 09:20 PM) Walking Dead was solid again today. They're not leaning much on the zombies, which is a good and bad thing. Overall, it felt like nothing really happened this week. I couldn't disagree more. There were times during this episode where I was screaming "No and I don'tttt caaaaarrrrrreeeee!" So f'n boring. 2011-2012 NCAA Basketball Thread
For Illinois it all comes down to Leonard. If he can play 30-35 minutes of productive basketball, they'll be a pretty good team. They have enough athletes to run and toughness to play good D. Half-court offense could be a challenge without a facilitator though, and that's my concern.

QUOTE (LittleHurt05 @ Oct 19, 2011 -> 10:12 PM) That's true, the McCamey/Davis/Tisdale dictatorship is finally over. I guess it's just that I am tempering my expectations so much this season as compared to the past. They may be fun to watch, but I am preparing myself for an NIT berth, nothing more. I'm in the same boat, trying to justify believing in this team. But really, it's the same s*** every year since Dee left. Every 2-3 years I keep saying "oh well, when this guy leaves they'll be so much better!" Randle, Pruitt, Tisdale/Davis/McCamey. Terrible for a program that went about 6-7 years as one of the best in the country. He's getting talent every year, which is obviously good. But until they start winning i'm not getting my hopes up.

Exotic animals escape Ohio farm; owner found dead
QUOTE (farmteam @ Oct 19, 2011 -> 04:09 PM) One of the articles I read mentioned that they worried the animals would get shot with a tranquilizer, and then stumble off and disappear and they wouldn't be able to find them. Not entirely sure of the validity of that reasoning, but it's what they said. Prob a valid concern considering there were 50-60 animals. You're not gonna go off alone and follow one when you might get pounced by the 15 other tigers in the area.

Exotic animals escape Ohio farm; owner found dead
I assume they wanted to get rid of them as quickly as possible. Waiting around for a vet/animal control would have given the animals the opportunity to escape and pose an increased danger in the area. Though you do have to wonder if they violated some federal law there. Aren't tigers an endangered species? Still, pretty f'n sad. I'm sure a lot of zoos around the country/world would have accepted these animals.

QUOTE (Y2HH @ Oct 19, 2011 -> 02:45 PM) Why would you want the SG II now? Like with all Android phones (and this is an inherit problem with how that business model works), the SGII is already outdated, and the Samsung Galaxy Nexus running Android 4.0 (debut last night) has already made a phone less than 6 months old obsolete. What makes it worse is it just became available in the US a short while ago (despite being older than that), and it's already been superseded, with a better device running a newer OS. There is choice, and then there is too much choice. I'm happy knowing my iPhone4s will be top of the line for another year. Being a gadget-head that loves having the latest of whatever model gadget I have, that's a nice thing to know and one of the main reasons I can never jump on board Android. It's a shame too, because I'd love Android to become an actual possible choice for me, but as things stand, it will never be. *Android rant warning* Google, thankfully (if the Motorola deal goes through) will have tighter quality control over their devices, and hopefully slow down the unnecessary flow of devices -- I hope. It'd be nice if Google retained some sort of applicable control and started limiting the number of devices these manufacturers can release every year, because Android is beyond the absurd point of product "ghettoism". It's a phrase I apply to technology where "disposable tech" seemingly becomes "daily disposable tech" due to the over flooding of the market with devices -- and worse -- imitation devices, not to mention, despite Google's attempts, the software updates are slow coming across the board, which leads to a widespread hack market. I.E. I don't know a single Android owner that's not running some hacked variation of their OS in order to be current. To me, that's a problem. *End Android rant, hoping Google gets things together sooner rather than later* "outdated" seems a bit much, but that's the nature of all of this technology. The iphone 4s will be "outdated" within 6 months, if not sooner. Gotta jump in sometime or you'll be waiting forever. Admittedly though I know nothing about Android since I've been using my iphone for over two years. What's the best android phone available right now? I thought the SGII was the greatest Android based phone ever? That was like 3 weeks ago...

QUOTE (Balta1701 @ Oct 19, 2011 -> 12:32 PM) By almost all accounts I've read/heard, Verizon is better on dropped calls than ATT. Verizon doesn't have the SG II, which is the phone I want, and they don't let you bundle an Apple/Android product in the same plan, which is what my wife would want to do. All of these companies suck. Buying a smartphone, 10 dollar extra fee just cause we can. Buying two different products? Can't have a family plan, need to have two individual plans. Activating new phones, gimme gimme more. f*** these companies.

QUOTE (RockRaines @ Oct 19, 2011 -> 10:24 AM) Just looking for opinions either way. My wife and I are in the same boat as you. Iphone 3 and 3gs owners, beyond our contract and ready for new phones. I want to re-up with AT&T just for simplicity sake, but don't want to give up the unlimited data option at what we pay. Although I get some dropped calls now and again, and some areas of the city seem to lose signal for no apparent reason, I gotta believe that that's the case with every carrier. That's the nature of their respective networks.

2011-2012 OFFICIAL NBA LOCKOUT thread
I've read a couple of different places now that the players and owners were pretty close to a deal a few weeks ago but KG f***ed it all up by getting emotional and staring down certain owners/representatives during the meetings. As i've learned very quickly in my 2 short years as an attorney negotiating, the minute emotion/pride/ego comes into the picture, logic and rational thought disappear. It's no longer about what is best for everyone in the room, it's about winning and "besting" the other side. I think that's ultimately why the mediator was a great choice. They normally cool heads and get people to think/act reasonably.

2011-2012 OFFICIAL NBA LOCKOUT thread
QUOTE (ZoomSlowik @ Oct 18, 2011 -> 02:35 PM) You give it to Lebron because he's a slightly better shooter and because he'll find the open man more often than Wade if the play breaks down. You want your guy to make the best basketball play, not force a shot just because he's "the man". Second, that's an incredibly limited argument that basically asks, "who is the best scorer"? The crunch time stats say that Carmelo is the best option down the stretch, and no one would argue that he's the best player in the league. Well you're crazy. I'll take the guy with a slightly lower fg% that has the balls to take the shot over the guy that passes on the shot. Didn't it become a joke midway through the season last year when Lebron continued to get the big shot to win the game and continued to miss? And again, i'm not saying that's the ONLY measure. But at some point skill and athleticism mean dick if you can't deliver wins. We're talking about who is the best of the great players. The intangibles come into play in that argument, and I think last year was pretty obvious what Lebron lacks.

QUOTE (southsider2k5 @ Oct 18, 2011 -> 02:09 PM) Again, small sample size. By that measure Robert Horry is the best of all time. I'm not saying that's the only measure, but that's a huge negative if you shy away from pressure moments and fail to win the big game or hit the big shot. Lebron is the most gift athlete in the league. He might put up the best stats in the league. But at the end of the day the game is about winning and winning big games and he doesn't do that. It's not like the guy has had one shot at this and missed... And again, i'm not suggesting he's not a top 5 kind of guy. I just don't think he's the best "by a large margin."
