  1. QUOTE(winninguglyin83 @ Aug 15, 2006 -> 10:03 AM) garland has been solid. If he could just improve his changeup (and not have it knocked outta the park so much) he could move to the next level and truly become a No 2 starter. Right now he's a four or five and frequently benefits from pitching in that spot in the rotation. I don't even know if its improving the changeup, rather improving the consistency with which he throws it. When its on, its a sick pitch and will make him even better, the problem is he tends to leave it up a little more often than you would like. If he can improve upon that as the season goes on and into next year, I really think Jon can be even better. The guy has poise, throws a real heavy ball and really seems to have a fluid motion and is such a great fielder on the mound (plus he actually limits the oppositions running game).

    QUOTE(AbeFroman @ Aug 15, 2006 -> 10:21 AM) I'm not going to spend a lot of time researching a loan for you. But I did just go to Wells Fargo online. Their interest rates are generally higher than most because they are one of the safest and most financially secure banks in the world... They are probably the gold standard in banking worldwide. Presently the Wells Fargo 30 year fixed rate is 6.375. That a lot lower and less risky than an interest only. Search around. It wouldn't shock me to find interest only loans in the 5% range actually. At this point, if you are working with a mortgage company and they are telling you that 6.625 interest only and 8.275 is the best you can do, they are lying. Start researching more.... I would not agree to those terms unless I had investigated 10 different brokers and they all told me the same thing. Its hard to say though, but they may be getting a fatty rebate somewhere in there and thats why "YOU" are paying a higher rate. Make sure you trust your mortgage broker. That or there could be an issue somewhere with the credit or something like that, which means your forced to pay a higher rate. Without looking at the package I couldn't really say for sure, but its likely one of those two.

    QUOTE(kapkomet @ Aug 15, 2006 -> 10:14 AM) True, if FOR SURE you're only going to be there for a very short period of time. Also, I don't know your age, but I assume your younger. If you expect to be making more money over time (and relatively confident in that) this is another good option since a few years from now you'll have more money and may be interested in selling or could always afford to refi and than start putting in some principal. In general I think people get caught up because I still say ARM's >>>> Fixed because if you get a good ARM you'll be a nice amount lower than the Fixed Year rate and assuming you aren't planning on staying for 15-20 years, even if rates go up a bit you'll still be in very good shape because you aren't quite down as much from the start. Of course if your planning on staying 15-30 years than I am a fan of going the fixed route. I can't possibly help you on the negotiation though because every market is different. I know that if the market is hot in Cali you will never get a house if your offering under market price, but once the market slows down (and in a more typical market) people usually don't get full price offers and if they get even more than that it typically means the agent screwed up and underpriced your house.

    QUOTE(Steff @ Aug 15, 2006 -> 09:24 AM) Only if you don't really want it. And I would look at the interest only loans a bit more before you decide against them. If this is a starter house ( I concur
  5. No worries, it takes comments like that to make us better so we definately appreciate it. Hell, constructive comments like that are something we really appreciate so if there is ever anything else you think we can work on or anything like that feel free to add it.
  6. I only watched a bit of it as I was watching the SOx game, but he was kind of funny the little I heard of him.

  11. QUOTE(CWSGuy406 @ Aug 13, 2006 -> 05:45 PM) Thanks for reading me his player profile. Appreciate it... Anyone know why he's on the 40-man? He throws into the mid to upper 90's or at least used to. He hasn't produced near enough to have me ask around to see how he's been doing. The guy has had a lot of control problems IIRC.
  12. That Dodgers/Giants game on Sunday nights was one of the best games I've watched in a couple years. God I love vintage Maddux.
  13. Becket is hype. The matchups are just fine for the Tigers in this series. Schilling can be beaten, Beckett gets hit almost every start (despite the hype) and who knows what Boomer Wells you'll get.
  14. Download the Show Last week Jason and Mario declared the upcoming week vs the Angels, Yanks, and Tigers the biggest weekof the season. They explained why the games against the Tigers mattered and after completing the sweep the Sox have cut the deficit to 5.5. But that doesn't mean all is fine and dandy on the Southside as the Sox still need to get consistent quality starts out of their horses, but progress has been made with two big weeks of AL Central play on the horizon (KC, Min, Det, Min). QUOTE(Soxy @ Aug 13, 2006 -> 04:26 PM) You should be with someone that WANTS to be with you. Not someone that every couple of months changes her mind. Find someone that wants to commit to you without breaking up with you first, changing her mind, and blah, blah, blah. That's just not a healthy relationship. And do try to stay friends. By doing that it will probably reinforce WHY you shouldn't be together. I think this post says it all. You can't force thing and if she doesn't want to "be" with you than so be it, than it may not be meant to be. Someone else will come along cause to go between she likes you, she doesn't like you, well #1 its not healthy and #2 it gets old real fast. Plus, at yourg stage in the life its not worth it to miss out on plenty of good times to deal with games. Just go out and have fun, spend time with your friends and enjoy things. Its really out of your hands, so nothing you can worry about.
  16. QUOTE(greasywheels121 @ Aug 13, 2006 -> 06:31 PM) Gage would too.
  17. A BIG f***ING WIN!!!!
  18. QUOTE(whitesoxmanager @ Aug 13, 2006 -> 02:03 PM) lately our midinfield tries to catch everything...you are absolutely spot on At the same time, the middle infielder is taught to go until he hears someone calling him off. My guess is BA didn't call him off or it wasn't hurt by Juan. Bobby gets the pop out so we are an out away from a sweep and a 5.5 game deficit
  19. QUOTE(Heads22 @ Aug 13, 2006 -> 02:03 PM) Official scorer very nice not to give BA his first career error. I don't see how that could possibly be ruled an error, considering the impending colission. It should have been caught though (By Juan or BA...obviously BA should have been the one who got it).
  20. QUOTE(fathom @ Aug 13, 2006 -> 02:02 PM) Yep, if he can't catch it, then he needs to get out of the way. Uribe could have caught it. Problem was they both could have and they were running at full speed. That could have been far uglier so I'll take the non catch there and hope Bobby can come in and do his job.
  21. Thorty does his job....it be nice to get some runs, but its gonna be up to Jenksy
  22. Real soft single and now Guillen is up. I'm scared, come on Sox.
  23. Pudge is going absolutely nuts and Guillen saves him from doing something worse. One thing I fear is this motivates the tigers, so lets just keep shutting em down.
  24. QUOTE(whitesoxmanager @ Aug 13, 2006 -> 01:37 PM) well i am going to be west of the 101 PCH as soon as this game is ovaaa... dude thanks for cleaning up soxtalk! 2xthankyou! btw what up with the nacho?
