  1. Yea, Rodon would have to be in that trade, and at this point I'm not ready to give him up for a player that costs the Sox a ton in payroll.

  4. QUOTE (LittleHurt05 @ Apr 8, 2015 -> 05:47 PM) Nice, my condo ( a rental now) is just SW of there, although I refer to it as Old Irving Park. So the place I'm now looking at is Irving Park and Spaulding (Kimball pretty much).
  5. QUOTE (shipps @ Apr 8, 2015 -> 05:09 PM) Would it be appraised at 210 though? Because then they wouldnt have to do a short sale if they can get that much. Possibly, it's a bit unique in that it has a huge 28x20 outdoor deck, but it's smaller than some of the comps (or doesnt have a 2nd bath as some of them do), and market comp is saying 195 right now. Not really sure how high it could get appraised right now.
  6. QUOTE (shipps @ Apr 8, 2015 -> 04:11 PM) Usually the asking price is about 20-30k over priced so you will have a good shot at it. Good luck. Well it's listed at 235, and the owner has a mortgage of 210 still on it. I don't think they'll go for my initial offer at 195 but I would imagine they will be willing to pay a bit on their mortgage. Otherwise they'll need to do a shortsale, because I don't think it's getting appraised anywhere near 235k.
  7. So the selling realtor sucked, the main one said there were no reserves, but her "assistant" later sent us details saying they have 130k in reserves. The assistant also said we won the bid, but we had told the main realtor that we pulled the offer (the day before). So while they have a decent reserve I still didn't like that they already had major repairs going on and would need an attorney to really go over the details of the building/health of the HOA. So decided to not put the offer back out there. I moved on to another place, it's about 30k overpriced though so not sure what will happen as I'm putting in an offer at what the market says it should be.
  8. Ugh, pulled the offer, so many red flags came up on the building. It's a 10 year old building (34 units) and they have 0 reserves and already needed a special assessment for repairs. The selling realtor asked for final offers by 5pm monday, they had multiple offers 2 days ago, so stupid. Anywho, I found a nice plan b place and saw it yesterday so that may work out anyways.
  9. Thanks guys! Albany Park, essentially Montrose and Kimball (a few blocks west) so near the end of the brown line.
  10. QUOTE (farmteam @ Apr 4, 2015 -> 01:03 AM) Lou Malnati's is my favorite of the Chicago pizza places. But I'm biased because Rick Malnati was my teacher in high school. Basically required that Malnati's was your favorite if you went to my high school. Anyone else love Booby's? In Niles, block North of Oakton on Milwaukee. Best steak sandwich there is. I'll have to check that out next time I go to our Niles office.
  11. Putting an offer on a condo today, place just came on the market 2 days ago, they have 15 showings between today and tomorrow and already received a contract offer before I sent mine in. Offer is 5k over asking price, hoping it's enough and that's my best and final offer so fingers crossed!
  12. QUOTE (ZoomSlowik @ Apr 3, 2015 -> 03:57 PM) Oak Park area actually. Always gone to the original Cemitas Puebla in Humboldt Park. Paco's is a frequent stop on the way to White Sox games. I'm now craving a Pete's gyro, if you haven't gone there, then go there tonight. Best gyro in the city.
  13. QUOTE (KyYlE23 @ Apr 3, 2015 -> 02:41 PM) Russ, he ate like 2 weeks ago. Leave him alone.
  14. QUOTE (BigHurt3515 @ Mar 14, 2015 -> 12:57 AM) I need some suggestions for good Italian Restaurants in downtown Chicago. We are very simple when it comes to Italian, we love spaghetti so any place place that has really good spaghetti is what I am looking for Probably to late but just go to Eataly.
  15. QUOTE (RockRaines @ Apr 2, 2015 -> 02:12 PM) His windows password on the device? Yea we use AD for laptop logins (among other things), so you have to be able to connect to our network to reach one of the domain controllers if you change your password. If he remembered his old pw he would've been able to login and get on VPN and sync that way but nope, didn't know it.
  16. Rant A VP forgot his password while on vacation, calls the helpdesk who of course change it for him without checking to see if he is on our network. He isn't so the password never syncs to his laptop, and he refuses to go to our nearest branch location (50 miles away) to get on our network to sync it. Instead he wants a new laptop shipped to him (he's in Panama) and he's going to ship the old one back. So pretty much he's going to spend more time shipping/receiving the laptops then it would take him to drive to the branch and just hardwire it in. But since he's a VP we pretty much can't say no. And I'm sure there will be documents missing as I bet the last backup time wasn't today. All this because he can't remember his password while on vacation.... What the hell!? /Rant
  17. QUOTE (Jenksismyb**** @ Mar 25, 2015 -> 11:45 AM) During Groce's press conference yesterday (at least reading about it on twitter) I didn't see Colbert's named mentioned. Groce said something about what Morgan needed to do for next year. I wondered if that was a sign Colbert was getting the "minutes are going to be tough to get next year, might want to consider moving on" talk. We will hear more during the next few days as they go through meetings with the players, but Morgan seemed to be passed by Colbert towards the end of the season.
  18. Indiana's Stanford Robinson is transferring. I wouldn't be surprised to hear someone for UI leaving at some point as well, I could see Morgan leaving at this point.
  19. Groce was in Ohio watching Xavier Simpson (he's been to see him 3-4 times I think). I believe Parham was in to see Lovett. That may be telling on what we think of our chances.
  20. At this point, I'm all in on the Lovett bandwagon. Kid is good and it's not like you're pulling a scholly for him, if it doesn't work out then you're in no worse shape. I don't think we'd find an impact transfer anyways, and I'd probably want to grab a big man 5th year if that scholarship is still open.
  21. QUOTE (whitesoxfan99 @ Mar 18, 2015 -> 10:24 AM) Agreed. I liked Groce when he was hired but I'm not afraid to admit I was wrong and cut bait and that was Ron Guenther's biggest flaw. Hell, I wouldn't bat an eye if Groce was fired this year. And I'll go further and say that merely sneaking into the tournament next year shouldn't be enough for him to keep his job. They need to be solidly in the tournament for me to think he should be back for year 5. Completely on this page. I actually haven't disagreed with too much of what Groce has done, but it hasn't worked out thus far and that's still on him: -Tate - that was an obvious we lost out on everyone and need a pg body and this helps the Simeon relationship. Should never have seen the court this much. I understand the need to take him, but not getting anyone better is on the staff 100%. -Cosby - This blew up so hard, 40% 3pt shooter from the Big East comes in and just s***s his shorts. I loved the transfer when it happened, honestly thought it was a brilliant move to get a piece you really needed in, just didn't work out at all. -Starks - This was my biggest problem, it "worked" out that he didnt get to play last year because otherwise we would've been stuck with Tate even more this year. But clearly we took a player that didn't fit what we wanted at pg and didn't fit whatever offensive scheme we have. This was a desperation move by Groce to get shooting last year, but then he didnt get the waiver and never really fit in besides having a PG title next to his name.
  22. QUOTE (Brian @ Mar 16, 2015 -> 03:37 PM) No talk of Irvin or Robert Smith for DePaul? Irvin is a clown and probably would piss people off but bet he'd recruit well. I personally can't stand Irvin, he's all that is wrong with AAU sports imo. But yea, he would probably be able to get some talent over to Depaul at least.
  23. Damn, so now they wont be able to recruit (no coach stability), the coach is probably upset himself, barring some miracle that program is going to suck for some time. I would be livid.
