  3. The whole "Environmental remediation" bill? Or the whole ballpark bill. I believe you have a strong case for the state (small s so including all governments) absorbing a large portion of the environmental costs and nearly all the risks of cost overruns for the environmental issues in an urban renewal sense, because that's a lot of money and risk for any developer to deal with and if the state doesn't step in and deal with that, this site may well be undeveloped for another 60 years. I very much agree that with the potential economic benefits of developing this site, if the White Sox are going to buy the land and develop the whole property, they should pay a large portion of the ballpark expenses. But first of all...bringing this site up to code is a cost that almost certainly should be born by the state because the White Sox likely had very little to do with this becoming polluted and abandoned. Furthermore, the state is justified in paying at least a portion of the initial development costs - not a majority, but a minority portion. Why? Because it is to the state's benefit to have this site developed long-term. Leaving this land outside the tax base for the next 50 years is not an exaggeration - it's already been that way for more than 60. Bringing this land back into the tax base, even if it is 30 years from now, is a good thing for the city. Developing this site supports the land values around this site, and supports the city as a whole. These are all good things for the city and for taxpayers, and it justifies some portion of additional taxpayer support of the ballpark. Not a majority, a partnership though, with either assistance developing the site or appropriate tax benefits. Unlike true frauds like the Foxconn "plant" in Wisconsin or even New Comiskey, public subsidies here is likely to actually lead to development and to an overall improvement of the city and state. That's a big benefit of having the White Sox involved - the chances of the White Sox deciding that they don't need to play baseball in the USA are quite low, the chances of the White Sox deciding to stop playing baseball if the commercial office market space shrinks is low. This is a benefit to the city of working with this specific industry type on developing the location, the city is going to get the ballpark developed if they come to an agreement, the White Sox won't back out and decide that they are ok playing in a small ballpark overseas for the next 30 years. The White Sox anchor this site and that ensures the site is actually developed, improving the city, improving the tax base long term, and removing a blighted spot that is a negative for the city. There is a solid justification for some public funds here, for both remediation and for making sure the site gets developed. It does not pay for a full ballpark, but support well beyond "only paying for infrastructure" is well justified as a public good.

  4. Like I said, he can come up with whatever plan he wants. The man is 87. The 2030 season is six years away. If he puts together a plan that starts with the building of a stadium in 2027, he would to be 90 when the first payment is made. If the repayments start with the opening of the stadium he will be 93, if he is still around for that. So if the man puts together a plan for the ownership group to repay $500 million, or even a cool billion dollars, how many of those checks do you think Jerry would actually sign? The other side of the coin is once he does die, his estate get a minimum of 20% of the selling price franchise, probably more if the rumors of his buying up old ownership shares along the way are true. As of the last Forbes report the Sox are worth $2.05 billion. With as few teams as have gone up for sale recent, and how far over that Forbes price they go for, this could well add hundreds of millions to the final asking price. If it adds $500 million, that is at least an extra hundred million to Michael and the family, without having to pay for it. If they push this to a $3 billion valuation, that is $600 million in cold hard cash, all while not paying for a thing to do with the new stadium, or very, very little of it. The guy is literally pushing hundreds of millions of dollars to his family playing with other people's money to pay for it.

  6. Very little. What they have paid in rent probably doesn't even cover the upkeep. And they got a free restaurant and team store, for which they pay nothing. For all these gifts, the least JR could do is field a major league team.

  7. Hopefully the Sox have higher hopes than a Gallo rebound, but $5M is a pretty small price to pay. I'd prefer Duvall (or a trade for a guy like Kjerstad), but short of that, Gallo was on the short list of realistic FA candidates for RF. ABS - Anyone But Sheets.

  10. That's what I keep coming back to. Why would Related get involved in a leverage play? That doesn't make any sense for them. The Casino plan failed, they're onto what's next. They NEED the SOX more than vice versa.

  13. Honestly, I don’t understand the “I don’t want my tax dollars going towards a ballpark” thing. A baseball stadium is something tangible. You drive past it on your way to work everyday. You pop in and catch a game and have a churro every so often. You see it on TV. If there were only 600 politicians in Illinois making $100k per year, I’d rather my money go towards a $2.1B stadium than 35 years of their salaries. But, that’s just me.

  14. I think they move a little further south. Nashville seems like a good idea and then we'd get an expansion team and owners that actually give a s%*# about the team. I'm really tired of the way JR does things. Getz has as much business being a GM as I do. we alsways bottom feed and scrap the bottom of the barrel for pitching. We can't give Eloy away, everyone knows we want to get rid of Cease because in 2 years he's gone so they won't give us what he's worth. i've already opted out of White Sox Text messages offfer ten game ticket packges, 20 game packages etc. Attended 1 game last year under duress and had no choice. this year it'll take a gun to my head to get me to go to a game.

  17. And if he puts some leverage into it, so what? It's going to be a long term deal that he may never actually pay a dime off of, yet will fully profit from when the team gets sold after his death. He's still playing with OPM with his age as a factor.

  18. I would love to live in the $13 million penthouse at 1500 N. LSD. Doesn't mean that I will. If JR wants a new home. great. Do what the rest of the world has to do and start writing checks. Someone needs to tell JR public building of baseball stadiums is a harder racket to make money than even owning a baseball team.

  21. This is a good point. Don't forget before Jerry came along and got a stadium built and paid for, no one in baseball had built a new stadium since the early 70's. He might have screwed the pooch on the design by being first and not seeing what the future looked like, but he sure as hell got the best possible deal. If the reporting of his interest in this project is accurate, it means he is going to make a metricfuckton of money on it, otherwise he'd still be sniffing around other places, or wouldn't be looking at it. If it was a better deal to stay on 35th, he wouldn't be negotiating.

  23. The area around the braves is generating around $60 million in profit this year for Atlanta Braves holdings. That's basically in the suburbs. Should be easy to generate more year round revenue in this space. Good projects die all the time, but there is a reason this suddenly popped up outside JR personally manifesting it.

  24. That's probably correct. I think a ballpark in the South Loop would have been great. But it's billions, and unless its mostly done privately, it makes no sense in today's world. The state and city have no money, and they have a ballpark. And JR's motto has always been other people's money. He doesn't want to shell out for this. Maybe the developer wants it so bad they will do something. But it seems like the longest of long shots.

  31. Sludgedump Park would be a fitting name. I have mixed feelings about the whole project because the current park is more than adequate. This project could easily take ten years when you consider all of the political and financial minutia. Best things would be the Target on the corner and walking to the games from downtown. Jerry used to say you cannot spend 50 cents when you are hiding a dollar. Jerry will not be around to throw out the first pitch. He will likely have retired to Puerto Vallarta by then.

  34. You’re talking best case scenario, and that never happens when government is involved. The only people this would work out for are the current owners of the land who have owned it for many years, have had big plans, and still have no shovel in the ground, and JR. I can tell you, if the White Sox get a sweetheart deal whoever the mayor is and whoever the governor is at the time will never get my vote again. Do you even know there is a big problem with the soil? I have read one issue is there are no water lines nearby which will be expensive to get. There are other things the state and city can spend money out that will be more fruitful in the future. The stadium the built the White Sox and the Soldier Field rehab have been only benefited the teams owners.

  39. Hi Sox fans - I haven’t poked my head in here for a few weeks, and said I wouldn’t unless and until there was a solid rumor or an actual deal involving Cease. But I decided to make a brief exception today to mention the ZiPS projection for Cease that came out today. Briefly, the median projection is for 166 innings at a 3.90 ERA, 111 ERA+. There’s also an 80th percentile projection at a 3.32 ERA, and a 20th percentile projection at 4.81 ERA. The gap between the 80th and 20th percentile projections is really wide. For example, here are the 80/20 projections for the Orioles’ four incumbent starters: Bradish 3.16/4.29 Rodriguez 3.40/4.41 Kremer 3.49/4,69 Means 3.78/4.83 The 80/20 “risk band” on those four ranges from 1.01 - 1.20 runs per game, whereas Cease’s is 1.49. So, for whatever reason, ZiPS sees Cease as a guy whose performance could fluctuate a lot more than some other pitchers, at least with respect to ERA. Overall, that portrait of Cease is pretty much consistent with how I see him. But if anything, the 80th percentile scenario is probably not as strong as I would have guessed. I will leave this for you guys to consider and discuss.

  41. The difference is Jerry is the only guy in Chicago to build an entirely new major sports stadium since 1929. He's actually gotten what he wants in the past, and it currently sitting at the table to do it a third time. Pretty sure you have never bought an LSD penthouse.

  42. $6 million less that he got from the Twins last year. He sucked terribly but the prices on these mediocre veteran bats are dropping for sure. Getz must be excited. Hahn probably wishes he was still GM to have a shot at all of these washed up vets on the cheap. @Y2Jimmy0 is right. Sox will probably end up with Merrifield at this rate.

  43. While it's all exciting to talk about and the stadium wold be a great place to watch games, my bet it's all a negotiating ploy to get a better deal for when the lease is up in 5 years for the current ballpark.

  47. He claims he didn't knowingly use steroids, but was once provided a cream by Bonds to recover from a knee injury. Ortiz waltzing in has kinda ruined the sanctity of the Hall regarding questionable steroid use for me. Blatant use? Sure.
